Frequently Asked Questions

We are here to help throughout the Granite Shield Home Inspection process. If you have any questions about our services or what to expect, check our detailed guide below.

When should I have a home inspection?

You should get a home inspection anytime you’re seriously considering buying a home, ideally after your offer has been accepted but before finalizing the purchase. This allows you to identify any potential issues early. Additionally, many homeowners choose to have a home inspection annually to identify small maintenance issues before they turn into bigger problems.

Why should I get a pre-listing inspection?

A pre-listing inspection gives you a clear picture of your home’s condition before it goes on the market. It can help you address issues on your own terms, avoid last-minute surprises during the buyer’s inspection, and price your home more confidently.

What is included in a home inspection?

Our comprehensive evaluation covers the home's heating and cooling systems, interior plumbing, electrical systems, roof, attic, visible insulation, walls, ceilings, floors, windows, doors, foundation, and structural components.

What is your pricing?

Our standard home inspection is $400 for homes up to 5,000 square feet. This straightforward pricing provides a comprehensive evaluation while keeping the process simple and transparent. Larger homes or additional services may require adjusted pricing.

How do I schedule an inspection and when is the report delivered?

You can schedule your inspection by booking directly on the website or calling (802) 488-0337. We strive to provide a fast turnaround, delivering your detailed digital report via email within 24 hours of completion.

How should I prepare the home for inspection?

Ensure all utilities are on and that clear access is provided to the attic, crawl space, and electrical panel. Moving furniture away from major systems like the furnace helps ensure a thorough review.

Do you provide follow-up support?

Yes, we are available for follow-up questions to ensure you fully understand the report's findings. Our goal is to provide the clarity you need to make informed decisions about your purchase.

Should I test for Radon?

Radon testing is critical in New Hampshire due to the state's geology. This odorless gas can seep into homes through foundations. Testing provides peace of mind and ensures your home remains a safe and healthy environment.

What areas do you serve?

We serve southeastern New Hampshire, including Manchester, Nashua, Merrimack, Derry, Londonderry, Salem, Windham, Portsmouth, Dover, Hampton and surrounding communities.
